6 months Canada, 6 months Roatan and home ownership

My wife and I are trying to decide where to buy our second retirement home and Roatan is high on the list. I understand buying a property there isn’t difficult but have heard that we can only obtain 90 day tourist visa’s for visiting (can be extended…potentially) or live there and obtain residency. Are there any other expats living 6 months in Roatan and 6 months in their home country? If so, how do you handle the immigration with Honduras?

I heard one can go to Belize for day trip. Solves the problem. Or the penalty for overstaying (again my personal research not experience. Not yet) is only $50 per month
